A historic church that still contains beautiful stained glass and a wooden pulpit is on the market for £150,000. It comes with planning permission to transform it into a family home.

Roxburgh Church, which was first established in 1752, contains a wide array of unique features that potential buyers could own. This includes the original stained glass window in the centre of the property as well as an artisan pulpit that retains the building’s cultural identity.

It also contains a picturesque countryside backdrop, making it a potential standout property. Planning permission has been granted for a complete overhaul of the ground floor.

The main section of the church will be converted into a kitchen and living/dining area. The ground floor will also house a sitting room, an accessible bedroom, bathroom, laundry room, and cloakroom.

Moreover, a first floor will be added, providing space for three en suite bedrooms. The luxury master bedroom will also boast a mezzanine-style balcony for the fortunate new owners to enjoy.

The village encompassing the castle

The church is tucked away in the charming countryside village of Roxburgh, in Kelso, Scotland, according to Luxury Property News. Kelso itself is a picturesque countryside town boasting a variety of notable attractions, including a 12th-century abbey, a Flemish-style cobbled square, Floors Castle, and a historic bridge over the River Tweed.

The town also boasts educational and sporting amenities alongside a range of shops catering to every requirement. Residents seeking the complete countryside experience can participate in National Hunt racing, enjoy Tweed fishing, and take leisurely strolls through the neighbouring Cheviot Hills.

The church has completed a “rigorous planning application process”, featuring energy-saving measures including air source heating, comprehensively insulated interior walls and secondary glazing – whilst safeguarding the structure’s historical character by maintaining the pulpit, original doorways and magnificent stained glass windows.

The property details, managed by Hastings Legal, state: “With full planning in place for conversion into a family home, Roxburgh Church is a wonderful find for those ready to start their renovation journey in the Scottish Borders, and breathe new life into this historic building.”

The church carries category B listed designation and possesses Listed consent, with prospective buyers recommended to organise proof of funds covering both the purchase of the church property and the restoration costs.
