A six-bedroom farmhouse in Devon boasting a library and swimming pool has hit the market for just £19,000. The countryside Grade II listed stone property in the village of Cotleigh boasts stunning vistas.

Auctioneer Sean Roper, from South Wales-based Paul Fosh Auctions, revealed the property featured a log burner, a shared outdoor swimming pool and a private library. The farmhouse maintains all its period characteristics, with generous stretches of exposed beams inside and natural external stonework.

Sean noted that this property “ticks all the boxes” for a West Country farmhouse.

He said: “This is a truly awesome farmhouse. If you’re in the market for a place in the country, then this surely must be at the top of your list.

“The farmhouse offers an incredible opportunity to purchase what really is a one-of-a-kind type of property, bursting with character and charm, rural yet set in close proximity to the bustling local town of Honiton in Devon. This remarkable place, at Snodswell Farm, on Post Lane, Cotleigh, is set over three storeys, meaning that there is loads of space for everyone to spread out.

“Naturally, in a house like this, there is a log burner and even the use of a communal outdoor swimming pool. It also has its own private library. The farmhouse retains all its original features with lavish expanses of exposed beams internally and bare external stonework.”

He reckoned the farmhouse would be “incredible” to inhabit privately, utilise as a second home, or let out to the local holiday market.

Sean added: “The property also presents a great opportunity to buy, renovate and sell back onto the open market. Modernisation is required, but would offer a great return with sales of large properties of this size selling locally in excess of £650,000.

“Figures from a national holiday let company for a six-bedroom holiday let in this area that accepts dogs and has access to a pool and is open for let in summer and winter season would be looking at an approximate gross income of £77,800, if it was refurbished to a high standard.

“The feedback on the property was there is a shortage of five-plus bedroom properties available to the holiday let market currently and there is a large proportion of stock available, which is one to three bedrooms. This means a six-bedroom property such as this one refurbished to a good standard would be in high demand.”

Bidding will commence at £19,000 during an online auction from September 2 to 4.
