A stunning Scottish island boasting coastal panoramas and abundant wildlife could be yours in a bargain deal after the asking price was cut by £100,000 due to limited interest.
Mullagrach Island, located in the Highlands, was previously purchased in 2006 but potential purchasers now have an extraordinary chance to acquire the land.
The unique property initially appeared on the market last year, but the owners have struggled to locate a keen buyer, leading them to slash a massive £100,000 from its initial £500,000 asking price.
Featuring numerous attractive characteristics including its shoreline of rugged beaches, inlets, caverns and spectacular cliff formations, any prospective buyer will need to be prepared to make the challenging climb up a ladder to access the isle.
Whilst initially Mullagrach appears to be a location occupied solely by wildlife, it also includes a Swiss-constructed environmentally-friendly cabin equipped with a wood-burning stove, solar panels, two box beds and a kitchen space.
According to its advert on Rightmove, the property marketed by Galbraith states: “Lies approximately two miles from Old Dorney Harbour – a boat journey of about thirty-five minutes – was purchased by the owners in 2006.”
Although the closest city is Inverness, those seeking to travel to the island will typically depart from Old Dorney Harbour, which is approximately a 35-minute boat trip away.
The current owners, who have held the island for nearly two decades, are passionate about preserving its natural beauty: “It has been the owners’ objective to conserve and improve the wildlife and vegetation of the island and to minimise disturbance to sensitive species of flora and its birdlife including, amongst others, great skua, kittiwakes, shag, fulmars and geese.”
However, potential buyers should be aware that viewings will be subject to the whims of the weather.
If the weather allows, viewers will be escorted to the island by “either the sellers or a local fishing boat owner involved in the maintenance of the island structures, will accompany viewings”.
The listing adds: “These will only be accommodated for those who have formally noted interest.
“Anyone visiting the island will need to wear outdoor clothing and sturdy footwear and will have to be of a level of fitness to travel by boat and climb the ladders to reach the island.”
